The search starts with on market properties with our sales & letting agent network. Depending on your search criteria, we’ll also launch off market lead generation campaigns to ensure no stone is left unturned
Once we’re confident we’ve found a number of suitable options for you, we’ll send you through a shortlist of properties for you to consider. These will include both on and off market properties where applicable.
When you’ve given us the green light on some (or all) of the shortlist, we’ll arrange a suitable day for you to view all the properties , ensuring disruption is kept to a minimum for you.
Once you’ve fallen in love with a property we’ve found for you, we’ll start the process by making a suitable offer based on our local knowledge and due diligence. We’ll look at comparable properties and leverage our extensive experience to ensure you’re paying the right amount.
This is often the part of the process where having a property professional in your corner pays dividends. As we are not emotionally attached, we can negotiate professionally on your behalf to ensure you don’t get carried away and offer too much!
Once your offer has been accepted, we’ll take care of instructing solicitors, sending through proof of funds, communicating with agent and anything else required to get your purchase into the progression phase as quickly as possible.
We know from years of experience that the progression phase of any property transaction is where things can go wrong very quickly. We’ll manage this from start to finish so involvement from you is kept to a minimum.
Solicitors, surveyors, builders, any specialist trades etc, will all need managing via the agents and the owners, which can get very time consuming. We’ll manage everything required to arrange access with the relevant parties.
Searches, surveys and inspections can often raise queries or concerns which can derail any property transaction. Usually, they’re minor and the disruption is unnecessary. We’ll handle everything so you don’t need to worry (unless you absolutely need to)!
Deal done, you’ve now got your keys and can move forward with your new purchase. Depending on location we can also offer additional services such as refurb management, lettings & management and holiday let management.
